The Estates at Settlers Park Home Owners Association was established in 2005. It is comprised of owners and residents in about 930 homes in 3 sub-communities - Settler's Overlook, Settler's Crossing and The Estates. The HOA is governed by a set of "Bylaws" as well as "Covenants, Conditions & Restrictions" (CCRs). These documents provide each home owner with all of the community guidelines which he or she has agreed to abide by during the closing process for their home. The guidelines are enforced by each homeowner, the elected Board of Directors and the hired property management company. Each homeowner is required to pay assessments as defined in the CCRs. The assessments go towards the upkeep of the community as well as support the business functions needed to operate the community. A small portion is allocated towards community activities.
